Our sole responsibility is to take care of another person’s income producing property as if it were our own. We do this in a variety of ways, but there are three specific things we do:

This is a partnership. A homeowner pays us for our skills and resources, and receives a profit in return. We do not share the associated risks or rewards with the investor or owner. The cost of maintaining the asset is always part of the asset. Our job is to keep the asset performing at the highest level possible.

We are paid a percentage of rent to take the stress off the homeowner and facilitate all the repairs that are needed. We handle maintenance, collect rent, and do other things to benefit the owner, the tenant, and the asset.

If you’ve shopped around, you know that property management is not a commodity business. We strive to keep our fees as low as possible and still stay in business. It keeps us efficient when it comes to running your property.

Other companies earn more by selling real estate, but we don’t. We are laser-focused on property management, and we don’t believe in having an organization that mainly sells properties, and then does property management on the side. That’s never a good scenario for the homeowner, investor, or tenant.

Just as we would never place an unqualified tenant in the home, we would also never send in the quickest and cheapest labor source to handle maintenance and repairs on an asset that needs to perform well. We understand the balance of cost and service, and we use our years of good judgment and experience to achieve that balance.  

None of your home’s expenses are paid by us. We don’t own the property; we only manage it. We do not and cannot make any claims or guarantees that the property will provide a specific return on your investment. We can only speculate. Neighborhoods change, for good or bad, but real estate always stays put. It’s local by nature. Real estate is also always aging. Toilets, air conditioning, driveways, shelving, doors, shingles, switches, landscaping, and other things are being used daily at the property. Everything will need to be repaired or replaced eventually. It will always be an expense for the homeowner. Luckily, this also provides you with some tax advantages.

As professionals, we question everything when we deal with aging assets. For instance, a leak behind a living room wall may not be coming through a nearby window, but the source could be some improperly sealed flashing around the chimney on the roof.

We know there are mortgage, taxes, and insurance bills to pay. It’s important to get that monthly rental check in a timely manner. It’s why we don’t get paid unless we collect rent from the tenants we placed. Our homeowners expect the deposit to be made in their accounts by the 11th of every month, and we work hard to make that happen.
